Why would you offer to buy something you could earn a commission selling?
Because they're two different sellers. Most people want the highest number the market will bear and are fine waiting for it — that's a listing, and that's what we lead with. Some want it gone, clean, on a date they choose — that's the builder's offer. We'd rather serve both than lose one. What we won't do is play both roles on the same parcel: you pick which hat we wear, in writing, before anything happens.
What does it cost to find out?
Nothing. The parcel review and both numbers are free. You only pay a commission if you list with us and we sell it, at the rate in your listing agreement. If you take our cash offer, there's no commission on your side at all.
What kind of land do you work with?
Residential land across Central Florida — single infill lots, teardown parcels, acreage, and small subdivisions. If it's the kind of dirt someone can put a house on, it's our lane.
My lot is a mess — wetlands, no access, back taxes.
That's usually a cash-offer conversation rather than a listing, and it's still worth asking. We underwrite the problems for a living; a parcel that scares off retail buyers isn't automatically a parcel that scares off us.
